Essential Home Package
Structure & Core Material
- Steel: Fe-500 TMT bars (Brands: India Gold, Azad, or equivalent local ISI brands).
- Cement: 53 Grade for concrete (Maha/Sagar) and 43 Grade for masonry.
- Walls: 6" Solid Concrete Blocks for exterior, 4" for interior partitions.
- Aggregates: Standard 20mm and 40mm jelly.
- Sand: M-Sand for block work and concreting; Plastering M-Sand for finishing.
Flooring & Tiling
- Living/Dining/Rooms: Standard Vitrified tiles (Size: 2x2 ft). Base price allowance approx Rs. 50-55 per sq. ft.
- Staircase: Basic Granite or Anti-skid tiles (Allowance approx Rs. 75 per sq. ft).
- Kitchen Top: 20mm Granite slab (Allowance approx Rs. 90-100 per sq. ft).
- Bathroom Wall Tiles: Ceramic tiles up to 7ft height.
Doors & Windows
- Main Door: Teak wood frame with basic shutter design (Brass fittings included). Cost allowance approx Rs. 18,000.
- Internal Doors: Red Sal wood frames with standard flush door shutters.
- Windows: Standard Aluminium powder-coated windows or basic UPVC sliding windows with plain glass.
Plumbing & Electrical
- Sanitary Ware: Floor-mounted commodes and basic washbasins (White color). Brands: Parryware/Hindware (Basic series).
- Faucets: Standard CP fittings.
- Plumbing Points: Basic hot/cold water points in shower area.
- Electrical: Fire-resistant wires (Anchor/Finolex). Switches: Anchor Roma or equivalent white modular switches.
Painting & Finish
- Internal Walls: 2 coats of Wall Putty + 2 coats of Tractor Emulsion (Basic economy paint, Asian Paints).
- External Walls: 1 coat Primer + 2 coats Ace Weatherproof paint.
- Ceiling: Finished with oil-bound distemper.
Add-ons & Warranty
- Waterproofing: Standard waterproofing for sunk slabs and terrace.
- Warranty: 10 Years on Structure (RCC) and Leakages; 1 Year on Civil workmanship.
Classic Living Package
Structure & Core Material
- Steel: Fe-500/550 TMT bars (Standard ISI brands).
- Cement: 53 Grade (UltraTech/Birla/Priya or equivalent) for concrete.
- Walls: 6" Solid Concrete blocks (External) and 4" (Internal). Option to upgrade to Red Bricks at additional cost.
- Height: Floor to floor height of 10 feet.
Flooring & Tiling
- Living/Dining: Premium Vitrified tiles (4x2 ft or similar) or Basic Granite. Material price allowance approx Rs. 80-90 per sq. ft.
- Bedrooms/Kitchen: Vitrified tiles (Double charged).
- Staircase: Sadarahalli or equivalent Granite with rounded nosing.
- Kitchen: 30mm Granite platform with Stainless Steel Sink.
Doors & Windows
- Main Door: Teak wood frame and Teak shutter with Classic elevation design. Carving and premium polish included.
- Internal Doors: Red Sal wood frames with skin molded shutters or laminated flush doors.
- Windows: 2.5 or 3-Track UPVC windows with Mosquito mesh and MS Safety Grills.
Plumbing & Electrical
- Sanitary Ware: Wall-hung commodes with concealed cisterns or premium floor mounts. Allowance approx Rs. 28,000 per bathroom.
- Fittings: Diverters in showers, overhead showers (Jaguar/Hindware mid-range).
- Tank: Overhead tank (Ganga/Kaveri) 1000-1500 liters based on BUA.
