Approvals & Planning
- Drawings: Architectural plans for carpet area efficiency and structural drawings for 5kN/m2 commercial loads.
- Liaison: Assistance with local municipal approvals (government fees paid by client).
- Soil Testing: Geotechnical investigation for foundation depth.
Structure & Civil Works
- Steel: Fe-550 TMT bars (Indus Gold, Kamdhenu, or equivalent) for commercial spans.
- Concrete: M25 Design Mix RMC for slabs and columns; 53 Grade cement for RCC.
- Walls: 6 inch Solid concrete or High-density AAC blocks for external walls.
- Height: Standard floor-to-floor height of 10.5 to 11 feet.
Flooring & Tiling
- Office Areas: Basic Vitrified Tiles (2x2 ft) or smooth concrete screed (IPS) ready for interiors.
- Common Areas: Sadarahalli or Steel Grey Granite for lobbies and stairs.
- Washrooms: Anti-skid ceramic tiles with wall tiles up to 7ft height.
Electrical & Plumbing

Exclusions
- Lift: Civil shaft provided only; machine and installation excluded.
