The biggest challenge with duplexes is ensuring the staircase doesn't crowd your living area. Notice the glass railings and vertical panelling in these projects; we use these to maintain an open feel while creating a dramatic focal point. We don't just build furniture, we engineer the flow between your floors.
Designing a duplex is essentially managing two homes that exist as one. My approach at RS Homes is to align the civil elements—like the staircase position and floor heights—with the interior decor from the very beginning. If you wait until the end to plan the interiors, you end up with awkward corners and lost storage space.
Why the staircase matters
In a duplex, the staircase is the most expensive piece of furniture you own. In our designs, we often integrate the TV unit or the dining area right into the staircase wall. This serves two purposes: it saves floor space and creates a strong visual anchor for the ground floor. We use 3D modeling to show you exactly how this looks before we break ground, so you don't have to guess.
Lighting for double-height spaces
A common mistake in duplex design is improper lighting for double-height areas. Standard lights don't reach the floor, and maintenance becomes a nightmare. We install profile lights and chandeliers that are reachable or can be serviced easily.

- Planning: We start with a 3D preview. You see the staircase, the accent walls, and the furniture layout before a single brick is moved.
- Execution: Because we have our own factory in Badli, we don't rely on vendors for custom furniture. This keeps your project timeline on track.
- Quality Control: We use BWP marine ply and Hettich or Ozone hardware. Whether it is a kitchen or a custom wardrobe, everything is built to last.
