About Mixed-Use Building: Facade Innovation
This design uses an articulated wooden screen to solve two problems at once. It creates necessary privacy and sun shading for the residential zones above, while allowing the commercial ground floor to maintain a distinct, open visual identity. The screen is designed to shift with the sunlight, giving the building a different presence throughout the day.
Mixed-use developments require a delicate balance. You need to respect the privacy of residents while making commercial spaces accessible and attractive. Our approach for this project focused on facade innovation as the primary solution.
We moved away from standard cladding to create a screen of timber elements. This choice does more than add texture. It acts as a thermal buffer. By controlling the amount of direct sunlight hitting the building skin, we keep interiors cooler, which is a practical necessity in Bengaluru.
The facade serves as a clear visual divider. We used smooth, tiled finishes for the commercial base to ground the building, creating a durable and welcoming storefront. The upper levels, where the residential units are located, feature the darker, warmer wooden elements that offer residents visual relief and protection from the busy street below.
