For our Earthen Spirit project, we designed this open terrace to be a hub of activity. The sloping roof features traditional Mangalore tiles with glass inserts, a design that scatters natural light across the floor in shifting patterns. This approach creates a bright, dynamic atmosphere that changes throughout the day, connecting the indoor space with the rhythm of the sun.
This is the completed exterior of the Earthen Spirit project, a warehouse we repurposed into a modern co-living space called Zolo Java. We added new balconies and a striking multi-layered roof structure, blending the building's industrial past with a fresh, residential feel. The final design stands as a testament to how adaptive reuse can revitalize urban structures.
In our EESHA residence project, we used Compressed Stabilized Earth Blocks (CSEB) for the walls. These unburnt mud bricks provide excellent thermal insulation and are a core part of our sustainable building practice. The doorway shown here features a repurposed frame salvaged from a demolished home, giving a new life to old materials.
This is the cafeteria area within the Earthen Spirit co-living space, located on the open terrace. We used simple wooden furniture and patterned cement tiles to create a welcoming community area. The glass wall provides a clear view of the new double-height staircase, making the entire space feel connected and expansive.
This aerial view shows the scale of our sustainable design for the Fanuc India factory in Chennai. We integrated large arrays of solar panels on the rooftops to maximize energy efficiency. The layout also includes green spaces and courtyards, demonstrating how industrial architecture can coexist with and benefit from bioclimatic design principles.

In our 'Earthen Spirit' project, we did not simply renovate; we repurposed an obsolete warehouse into a vibrant co-living space. By retaining the skeleton and replacing standard roofing with Mangalore tiles and glass inserts, we manipulated light to create a dynamic atmosphere. This is how we work—we focus on adaptive reuse to reduce material waste while ensuring the final space feels entirely new, not just refurbished.
Our Approach to Space
We believe old buildings are stories waiting for a fresh chapter, not problems to be erased. Our work blends the soul of a place with modern requirements, ensuring our projects feel both new and familiar. We are obsessed with materials that feel warm and grounded, like brick, mud, and oxide, which is why you will see us using techniques like filler slab construction to reduce concrete usage.
Adaptive Reuse and Sustainability
Sustainability is not a buzzword for us, it is a design principle. When we look at a warehouse, we see the potential for a home or office. By using steel frameworks for mezzanine levels and preserving existing trusses, we can expand volume without the environmental cost of new, heavy construction.
For residential projects like EESHA, we push this further by using Compressed Stabilized Earth Blocks (CSEB) for load-bearing walls. These unburnt mud bricks provide natural thermal insulation, keeping homes cool naturally. We also frequently repurpose timber from demolished homes for door and window frames, ensuring that every detail has a history.
Industrial Design
Our work extends to industrial spaces where we prove that factories can coexist with bioclimatic design. Our award-winning work for the Fanuc India factory in Chennai demonstrates how integrating solar arrays and green courtyards can turn an industrial facility into an environmentally conscious structure. Whether it is a home by the farm or an urban office, we aim to build spaces that allow the light to change throughout the day, creating a serene environment that truly feels like home.
