About Sustainable Villa Development (Shanti Homes)
Building with the Land, Not Just On It
We create villas that feel like they're part of Goa itself. For us, true luxury is when a home breathes with its surroundings, not against them. Every villa tells its own story—rooted in the land, shaped by tradition, and open to the life outside.
How We Build: Indian Modern, Handmade, Honest
Our designs are what we call Indian Modern. Lots of natural materials—think laterite stone and rammed earth walls, so the house actually cools itself and ages beautifully. We don’t just use local materials, we depend on local hands. Yahan ke karigar hi asli magic laate hain (The craftsmen here bring real magic). It’s never just about looks—spaces have to feel handmade, not factory-made.
- Homes blend indoor and outdoor, with courtyards, ponds, and open views
- Living spaces flow into gardens and paddy fields
- Each villa is one-of-a-kind
Our Goa Stories
Every project is different:
- Calangute: 5-bedroom villa, big pool, edible terrace garden, paddy views—currently under construction
- Morjim: 4 unique villas, laterite and rammed earth styles, close to the beach, ready from Oct 2025
- Corgao: Quiet 3-bedroom villa, breaking ground Oct 2025
Team Effort, Indian Style
It’s never a solo act. Bahut log milke banate hain (Many people build together)—us, artisans, and the land itself. That’s the beauty, and sometimes the messiness, of building in India.

My Story
I'm Ajith, started Andagere Architects back in 2002, but my love for building goes way back—Hampi, Nrityagram, that old-school vibe, you know? Our studio sits out in Magadi, Bande Thota, where we live and work slow, earthy, Indian-modern style. Our crew’s a mix—city architects, local craftsmen, all hands-on. We even kicked off Samrakshan India to keep our vernacular roots alive. From Karnataka fields to Goa beaches, we build homes that just feel right.
My Work
All-in-one sustainable design - We do architecture, interiors, product design (Kailkale), and full design-build. Shanti Homes in Goa—ready-to-move, eco-friendly villas.
Earth & stone construction - Rammed earth homes, adobe, laterite stone, wattle-and-daub—buildings that breathe, using what the land gives.
Handcrafted, slow process - Nothing rushed here. We work with local artisans, crafting soulful spaces that blend old and new.
Who we build for - Nature lovers, slow-living folks, families, social projects—private homes, holiday retreats, community buildings.
