We build with what the land gives us, from stone to earth. Our projects across India focus on traditional craftsmanship and deep respect for the local environment.

The infinity pool at Jalakara, a boutique hotel we designed and built in the Andaman Islands. The pool deck overlooks the dense rainforest, showcasing our philosophy of creating luxury experiences that are deeply immersed in nature.

The poolside restaurant and lounge at Jalakara. The open-sided structures are built with a timber frame and topped with traditional roofs, allowing for natural ventilation and uninterrupted views.

The living area of a private villa at Jalakara, which opens completely to a plunge pool. The design uses a palette of polished concrete, warm wood, and yellow oxide walls, creating a space that is both modern and tropical.

The Sky Room at Jalakara, featuring a seamless blue polished cement floor that extends to form the bed base. The room is designed as a pavilion in the trees, with large windows offering panoramic views.

The Tower Room at Jalakara, with a private staircase leading to a rooftop terrace. This room is designed to feel like a romantic hideaway, with a four-poster bed and views out over the island.

The interior of the Garden Suite at Jalakara, featuring a restored antique brass bed. We often mix old and new elements to give our spaces a sense of history and character.

A recently completed farmhouse in Hassan, Karnataka, set within a coconut grove. The design features a large central pool surrounded by open verandas and living spaces, creating a tranquil oasis.

Another view of the Hassan farmhouse pool, reflecting the palm trees and the rustic, earth-toned architecture of the home.

A lotus blooms in the pond next to the earthen wall of the Hassan farmhouse. This simple, poetic moment captures our love for integrating natural elements into our designs.

Built-in shelving made of polished cement and wood in the Hassan farmhouse. We design custom furniture and storage that is integrated into the architecture itself.

About A Showcase of Regional Architecture

Every project begins by understanding the natural contour of the land and its micro-climate. Whether we are designing a monsoon-resistant pavilion in the Western Ghats or a villa in the Andaman Islands, we do not force a structure onto a landscape. We wait, observe how the water flows, and orient the roof to catch the breeze. It is a slow, messy process, but it ensures the home feels like it grew out of the soil rather than being planted on top of it.

Our practice has always been about reconciling our modern lives with Indian tradition. This is why you will see a mix of laterite stone masonry, wattle and daub walls, and reclaimed teak wood across our projects. When we work in regions like Hassan or the Nilgiris, the goal is to respect the coffee estates and tea gardens that surround the site. We use techniques like lime-plaster finishing and hand-poured oxide floors, not just for the aesthetic, but because these materials breathe. They cool the home naturally, reducing the need for artificial climate control.

Building in different Indian climates requires different thinking. A home in the Nilgiris needs to handle steep slopes and cold mountain air, while a structure in the Andaman Islands must withstand tropical humidity and salt air. Our design process remains consistent regardless of the location. We work with local artisans who understand the specific soil and stone of their region. These craftsmen are the real masters of the site. They help us translate sketches into tangible, lasting spaces. Whether we are constructing a boutique hotel or a private farmhouse, the focus is always on durability, thermal mass, and a seamless flow between indoor and outdoor spaces.

I am Ajith, and for over two decades, I have worked with a team of architects and craftsmen to build homes that connect to the earth. We do not believe in factory-made perfection. We believe in the mark of the hand and the honesty of natural materials.
