The Global City Centre 2 in Gurgaon is a prime example of rethinking commercial space. The facade is designed for high visibility, with large glass storefronts on the ground floor and open terraces for the upper-level amenities.

About this collection
Many commercial buildings struggle with low occupancy on upper floors, which directly hurts the property's financial viability. In our Sohna project, we solved this by moving the housing complex's clubhouse, swimming pool, and sun deck to the rooftop. This design choice transforms an otherwise neglected top level into a high-traffic destination, which naturally drives footfall and increases the value of the retail spaces below.
Commercial architecture is often treated as a game of FSI (Floor Space Index) maximization, but we believe that approach is short-sighted. Our methodology for innovative commercial buildings focuses on the synergy between different users: retail customers, office workers, and residents.
The Mixed-Use Strategy
When we plan a commercial hub, we don't look at it as a stack of floors. We look at it as an ecosystem. By integrating lifestyle amenities—like rooftop sun decks, star-gazing terraces, or flexible community plazas—into commercial blocks, we create 'sticky' spaces where people stay longer and return more often. This is particularly effective in rapid-growth areas like Gurugram, where the demand for quality public space often exceeds the supply.
Technical Execution
Our shell and core services go beyond the basic structure. We focus on:
- Facade & Heat Reduction: Using glazing, louvers, and specific glass types to lower HVAC costs without sacrificing aesthetics.
- Vertical Connectivity: Designing atriums and circulation cores that guide the user flow through retail zones effortlessly.
- Basement Activation: Through strategic skylights and cut-outs, we ensure the lowest levels are not just parking lots but functional, lit spaces.
Why Context Matters
Every building needs to contribute to the city fabric.
