Commercial & Institutional Architectural Projects
I design workspaces, schools, and administrative buildings that balance utility with a human touch. From master planning large campuses to detailing functional office interiors, I ensure every public space serves its purpose while standing the test of time.
Here is an office building my team designed in Koramangala, seen during the final stages of construction. The facade features a custom-designed terracotta jalli screen, which adds a unique identity to the building.
This is the KMDC Bhavan, an office building for the minority department located in Sheshadripuram. The project included designing the main office spaces, waiting areas, and a full-sized auditorium.
I am proud to have designed the Taluku Adalita Soudha, a key government administrative building in Udupi. This poster was from its official inauguration.
An aerial drone view of a residential school campus we designed in Bidar. The master plan involved laying out the academic blocks, student hostels, and open spaces to create a cohesive learning environment.
A work-in-progress shot of the auditorium inside the Maulana Azad Bhavan. This image shows the raw concrete structure and tiered seating arrangement before the acoustic panels and finishes were installed.
A close-up of the exposed brick facade on an office building I designed. The choice of material and the careful bricklaying pattern give the building a timeless and sturdy character.
A look at the brick cladding on my own studio. I believe in using materials that are honest and age gracefully, and this detailed brickwork is a core element of my design language.
About Commercial & Institutional Projects
Designing for the public realm requires balancing high-traffic efficiency with user comfort. Whether I am planning an office complex or a residential school, I start with site logistics—traffic flow, setbacks, and natural ventilation—before drawing a single line. This ensures the building works for its occupants rather than just serving the aesthetic.
When working on commercial and institutional projects, the scale often makes architects lose the human element. My team and I prioritize the 'process'—raw site stories, honest materials like terracotta, and practical engineering.
For instance, in our school campus project in Bidar, the master plan focused on separating academic blocks from student hostels to create quiet learning zones while maximizing open spaces. In commercial projects like the KMDC Bhavan in Sheshadripuram, the focus shifted to operational functionality: clear circulation, efficient waiting areas, and acoustic integrity for the auditorium.
We handle the heavy technical lifting—FSI optimization, zoning, and fire safety compliance—but our goal is to avoid the 'cold concrete box' feel. We prefer buildings that breathe, using natural stone and light-well techniques that reduce long-term maintenance costs for the client. We want our buildings to age gracefully, which is why we often prefer exposed brick and terracotta jalli walls for commercial facades—they are low-maintenance, thermally efficient, and look better over time.
