Turnkey Civil Construction & Finishing
Structural & Civil Foundation
- Foundation & Structure: Complete excavation, piping-method anti-termite treatment, and RCC structure using Ultratech/Ambuja cement and Tata/Jindal Fe550 steel.
- Masonry & Plaster: Red brick or AAC block work per structural design with double-coat sand-cement plastering.
- Waterproofing: Chemical waterproofing (Dr. Fixit or equivalent) for basement, terrace, and sunken areas.
Flooring & Wall Prep
- Flooring: Italian Marble (Bottrino/Dyna) or premium large-format Vitrified Tiles in living areas; wooden flooring or tiles in bedrooms.
- Staircase: Granite or Marble treads with chamfered edges and Stainless Steel or Glass railing.
- Wall Base: Application of 2 coats of Birla White putty and 1 coat of primer.
Facade & Windows
- Exterior Elevation: Execution of modern facade designs using geometric brickwork, HPL cladding, or texture paint.
- Windows: UPVC or Powder-coated Aluminum sliding windows with toughened glass and mosquito mesh.
- Doors: Marandi wood frames with flush shutters; Main entrance in teak wood/veneer finish.
MEP (Electrical & Plumbing)
- Plumbing: Astral/Ashirvad CPVC piping for hot/cold lines; installation of concealed cisterns and diverters.
- Electrical: Polycab/Havells fire-resistant copper wiring inside PVC conduits with modular switch boxes installed.
- Utilities: Underground water tank construction and overhead Sintex tank installation.
Signature Luxury Interiors (PU & Veneer)
Bespoke Joinery
- Modular Kitchen: BWR Ply carcass with High-Gloss Acrylic or PU (Polyurethane) shutters, Quartz countertops, and Hettich/Blum soft-close hardware.
- Wardrobes: Floor-to-ceiling designs with internal sensor lighting, finished in PU Polish, Tinted Glass profile shutters, or Veneer.
- TV Units: Custom designs featuring stone cladding, wooden louvers, and floating cabinets with Duco paint.
Ceiling & Lighting
- False Ceiling: Designer Gypsum ceilings involving coves, steps, and islands tailored to room layouts.
- Lighting: Supply and installation of Magnetic track lights, COB spots, and concealed LED strips.
Wall Treatments & Finishes
- Paneling: Decorative wall features using fluted panels, charcoal sheets, mirror strips, or fabric padding.
- Paint: Premium Asian Paints Royale or Dulux Velvet emulsion on all walls.
- Glass & Stone: Toughened glass partitions for showers/balconies and custom floating vanity counters.
Essential Interiors (Laminate & Standard)
Modular Woodwork
- Kitchen: MR Grade plywood setup with 1mm Glossy/Matte Laminate finish, SS baskets, Granite countertop, and standard soft-close hinges.
- Wardrobes: Standard carcass with Laminate finish shutters in straight-line designs (no glass profiles).
- Storage: Provision for shoe racks and utility cabinets in laminate finish.
Ceiling & Electrical
- False Ceiling: Peripheral borders or flat Gypsum designs to conceal wiring and AC ducts.
- Lighting: Installation of standard round LED panel lights and tube lights.
- Switches: Installation of standard modular switches (Roma/Anchor) on existing points.
Finishes & Essentials
- Paint: Double coat Tractor or Premium Emulsion on walls and ceilings.
- Accessories: Installation of standard SS curtain rods/tracks.
- Management: Execution management of labor team to ensure timelines.
