We took a top-floor office in Mumbai’s Kohinoor Square and stripped out the traditional workstations. This is what happens when we prioritize collaboration and conversation over cubicles.

People often ask how we managed to get such a high-end look on a commercial project without the heavy price tag of real stone everywhere. The secret is in the layering—we combined high-performance laminates that perfectly mimic book-matched marble with CNC-milled GRC elements. It’s not just about spending more; it’s about choosing where the texture matters most so you get that premium, seamless feel without over-designing the entire floor.

Rethinking the Office Floor

When the client gave us a free hand for this 1300 sq.ft space at Kohinoor Square, our primary goal was to move away from the traditional 9-to-5 desk setup. We designed an office that functions as a lounge—a space built for connection, social interaction, and high-level investment discussions.

The Design Logic

  • Parametric Ceiling: We didn't just place lights; we mapped user circulation patterns to design a ceiling that physically guides movement through the lounge. The fiber-optic lighting isn't decoration; it’s a functional light map.
  • The Grid Wall: This acts as the spine of the lounge. It’s a mix of metal frames and warm backlighting that serves as both a bookshelf and a curated mood board. It provides structure without closing off the space.
  • Material Strategy:
    • Laminates over Marble: To keep costs manageable while maintaining the luxury aesthetic, we used high-end laminates for the reception desk and wall panels, achieving a book-matched marble look that is far more durable for a high-traffic commercial space.
    • CNC-Milled GRC: We used GRC for the coffee tables and sculptural elements to introduce fluid, organic forms that you just can't get with standard carpentry.

Construction Challenges

Operating on the 44th floor meant logistical constraints, which is why we relied on modular off-site fabrication for the GRC and joinery elements. This ensured that the installation was clean, fast, and precise.
