Scope of Work
End-to-end handling from bare shell (columns/beams) to fully furnished workspace ready for move-in. Includes layout optimization and Vastu-compliant realignment of entrances and seating.
Civil, Flooring & Hard Finishes
Combination of Italian marble for reception/VIP areas and high-traffic heavy-duty carpet tiles or large-format vitrified slabs for workstations. Wall treatments include natural wood veneers, fluted wooden cladding, and textual finishes like limestone plaster. Acoustic-grade glass partitions with slim-line profiles.
Furniture & Joinery
Branded modular workstations (e.g., Featherlite) with ergonomic chairs. Custom-designed reception desks, director cabins with heavy storage units, and conference tables. Upholstered sofas in bouclé or textured fabrics for lounges. Full joinery for wet pantry and dining setups.
MEP & Technical Services
VRF/VRV air-conditioning system sizing, ducting, and machine installation with aesthetic grilles. Architectural lighting plan involving magnetic track lights, COB spots, and feature pendant lights. Comprehensive structured cabling for servers and automated lighting controls.

Scope of Work
Translation of brand identity into physical space featuring high-density design where every corner is optimized for visual impact and customer experience.
Bespoke Joinery & Fabrication
Custom-fabricated shelving with integrated strip lighting for product display. Statement counters (cashier/bar) using premium materials like Corian, Terrazzo, or Quartz with fluted or clad frontages. Fixed banquette seating with premium velvet or leatherette upholstery.
Aesthetic Finishes
Layered lighting design (Ambient + Accent) including decorative pendant lights and warm-dim capabilities. Wall finishes include texture paints, wainscoting, or brick cladding. Open ceiling concepts with painted ducts or treated decorative false ceilings.
Facade & Entrance
Glass facade treatment, illuminated branding signage, and entrance landscaping to create a welcoming storefront.
Architectural Design Consultancy (Fee Only)
Design Services Scope
Master planning for site zoning, campus layout, and circulation planning. Conceptualization of building form, volumetric analysis, and 3D visualization. Detailed facade design using materials like terracotta cladding, jali screens, or industrial glazing.
Technical Documentation
Coordination with structural engineers to deliver grid layouts and foundation drawings. Integrating HVAC, electrical, and plumbing shafts into the architectural shell. Comprehensive "Good For Construction" (GFC) drawing sets for the civil contractor.
Supervision & Selection
Periodic site visits by Project Leads to ensure construction matches the design intent. Assistance in the selection of external finishes, glazing specifications, and hardscaping materials. Note: This price covers professional design fees only and excludes construction materials or labor.
