Turnkey Commercial Office Fit-out
Scope & Planning
- Design: Space planning (2D layouts) and 3D visualization for key areas like Reception and MD Cabins. Includes MEP drawings.
- Contract Type: Turnkey model covering material procurement, labor, and site supervision.
Civil & Finishes
- Flooring: Heavy-duty commercial carpet tiles for work zones; 2mm vinyl flooring for high-traffic corridors.
- Ceiling: Grid ceiling (2x2) in operational areas; Gypsum false ceiling with cove lighting in client-facing zones.
- Partitions: 10mm toughened glass with powder-coated aluminum tracks and frosted film branding.
Furniture & Workstations
- Desks: Modular linear or L-shaped workstations using prelaminated particle board (25mm top) with PVC edge banding.
- Seating: Ergonomic mid-back mesh chairs for staff; High-back leatherette chairs for management cabins.
- Storage: Metal or wooden mobile pedestals and full-height filing cabinets.
MEP Services (Electrical & HVAC)
- HVAC: Supply and installation of Cassette ACs or Ductable Split units based on site feasibility.
- Lighting: LED panel lights (2x2) for general areas and profile strip lighting for receptions.
- Networking: CAT6 LAN cabling routed through raceways or ceiling drops (excludes active server components).
Bespoke Home Office Station
Structure & Material
- Core Material: 19mm BWR (Boiling Water Resistant) Plywood suitable for humid conditions.
- Finish: Anti-bubble laminate (1mm thickness) in Matte or Textured Wood Grain options.
- Countertop: Reinforced 25mm thick plywood top designed to support multiple monitors without sagging.
Storage Configuration
- Overhead: Wall-mounted cabinets (12-15 inch depth) with hydraulic lift-up shutters or hinged doors.
- Drawers: Under-desk unit featuring three drawers or a shutter cabinet using telescopic channels and soft-close hinges.
- Shelving: Open floating shelves for display, backed with laminate or fluted detailing.
Tech & Lighting
- Task Lighting: Recessed profile LED strip (Warm/Neutral White) embedded under overhead cabinets.
- Cable Management: Grommet holes on desktop and concealed wire managers behind back panels.
- Accessories: Integrated pin-board (fabric finish) or whiteboard options.

What I Focus On
- Every design starts with understanding what you and your team really need. I don’t just chase trends. I mix creativity with practical details, so your space works hard for you and looks good, too.
- Reception areas get special attention, because first impressions matter. Expect comfy seating, slick desks, and lighting that actually makes a difference.
- My commercial projects lean into modern office layouts and collaborative office spaces. If you want open-plan setups, greenery (biophilic workspace design), or even that raw, exposed-brick vibe, I’m all in.
- At home, I know the WFH struggle is real. I create home office setup ideas that are super functional, with clever storage and lighting that won’t fry your eyeballs by 4pm.
- I use a lot of natural wood and neutrals, but sometimes throw in a bold color if you want some pop. Layout always fits your workflow - single or double desk, you name it.
