Architectural & Interior Design Consultancy
Vision & Planning
- Narrative Development: Creating the home's story via moodboards and themes like Wabi-Sabi, Neoclassical, or Modern Industrial.
- Architectural Layouts: Spatial zoning, civil changes (wall breaking), and 2D furniture placement.
- Facade Design: For villas, this includes 3D elevation design of the front structure using elements like stone cladding and pergolas.
3D & Technical Documentation
- 3D Visualization: Photorealistic renders of major rooms (Living, Dining, Master Bed) showing lighting effects and texture details.
- GFC Drawings: Complete 'Good For Construction' sets with false ceiling plans, electrical looping, and plumbing details.
- Joinery Details: Technical sketches for bespoke carpentry like rotating TV units or hidden bars.
Curation & Supervision
- Market Visits: Accompanied visits to luxury hubs (Lado Sarai, MG Road) for selecting marble, veneers, and fixtures.
- Site Supervision: Periodic visits (4-6 per month) to ensure the contractor adheres to the design drawings.
- Note: This is a consultancy fee only. It excludes labor, raw materials, and furniture purchases.
Luxury Turnkey Renovation
Civil & Flooring
- Site Prep: Demolition of existing flooring, non-load-bearing walls, and debris removal.
- Luxury Flooring: Supply and installation of Italian Marble (Dyna/Grey Williams) or premium Engineered Wood with mirror-polish finishing.
- Wall Finishes: POP punning for smooth surfaces, Neoclassical moldings, and texture paints.
Bespoke Joinery
- Woodwork: Factory-finished or on-site wardrobes with PU polish/veneer finish and internal laminates.
- Fixed Furniture: Creation of architectural elements like window seating, partitioned jali work, and floating TV walls.
- Modular Kitchen: Setup with Quartz countertops, branded hardware (Blum/Hettich), and tall appliance units.
MEP & Fixtures
- Washrooms: Full remodeling with pipework overhaul and premium sanitary ware (Kohler/Grohe/Toto).
- Electrical: Wiring modifications, switchgear installation (Legrand), and architectural COB lighting.
- Project Management: Dedicated manager for vendor coordination and final deep cleaning handover.
Ground-Up Villa Construction & Interiors
Structure & Facade
- Grey Structure: Excavation, RCC framing using Tata/Jindal steel, and brick/AAC block masonry from foundation to roof.
- Exterior Finishes: Natural stone cladding (Dholpur/Gwalior), HPL cladding, and comprehensive waterproofing.
- Fenestration: Installation of high-end UPVC or System Aluminum windows (Schuco/Tostem) with double glazing.
Architecture & Landscape
- Outdoor Spaces: Development of open-to-sky terraces with pergolas, deck flooring, and fixed planter boxes.
- Boundary: Design and fabrication of the main entrance gate and boundary wall treatment.
Interior Fit-out
- Full Interiors: Includes all finishings from the Turnkey Renovation package (Flooring, Joinery, Kitchens, Paint).
- Staircases: Granite or marble cladding for internal stairs with custom metal or glass railings.
Important Exclusions
- Costs regarding land, government liaison fees (MCD/DDA), and loose furniture/white goods are not included.
