Property & Land - Basics You Shouldn't Miss
- Buying property? Just registry and stamp duty don't give you full ownership. Supreme Court says you need a Mother Deed, NOC from siblings and Revenue Department, Will (Wasiyat) if inherited, and most important - Mutation Certificate (Dakhil Kharij). Without these, title problems can pop up.
- If your parents own property, it's their right to use, gift, or sell it while they're alive. Staying there is their kindness, not your legal right.
Landlord-Tenant Issues
- Never skip a rental agreement. If a tenant stays 12 years without one, 'kabza' (adverse possession) risk is real. One small paper can save your property.
Neighbour Fights & Privacy
- Property damage by neighbours? No need to shout, just record proof and file a police complaint.
- Installing CCTV? Don't point it at your neighbour's private space - it's illegal without written permission (Right to Privacy).
