Six villas designed to celebrate the communal spirit of Mandrem, blending Portuguese architectural heritage with contemporary, sustainable forms.

The streetscapes of Baia are designed to be experienced on foot, with asymmetrical alleyways and vertical fins that curve like tree branches. This perspective through the repeating arches frames the natural surroundings, creating a pocket-sized glimpse of a Portuguese town.

About Baia Villas, Goa: A Study in Colour & Community
The U-shaped courtyard design at Baia Villas is a functional response to the site's communal spirit. By centering the living spaces around this open volume, we ensure that every room receives natural cross-ventilation—a crucial strategy for the tropical Mandrem climate—while creating an intimate, pedestrian-friendly streetscape that encourages interaction between residents.
Architecture for us is an act of storytelling. In Baia Villas, we wanted to capture the 'susegad' or slow living lifestyle of Goa while creating a space that feels genuinely modern. The peach-colored walls and blue window trims are not arbitrary; they are a contemporary reinterpretation of the bright, colorful homes found in old Goa, grounding the project in its local cultural identity.
Sustainability in this project goes beyond aesthetics. We integrated passive design strategies like the inverted flying buttresses and arched fenestrations, which minimize thermal gain while maximizing light. The structure was executed in just 14 months, a timeline we managed by relying on precise BIM integration and close coordination with local labor for complex geometric tasks like the parabolic roof and custom facade elements.
