Creating private retreats that dissolve the boundaries between architecture and the natural landscape.

About Exclusive Villas & Low-Rise Living

In projects like my Evara township in Igatpuri, I focus on 'liberating' the space. This means using extensive glazing and cantilevered roofs to ensure your living room feels like it is truly part of the mountain landscape, not just a room facing it. I design these villas to ensure the indoors and outdoors function as a single, breathing environment.

When I design a luxury villa, my goal is to strip away the unnecessary, keeping only what truly matters for your lifestyle. I believe in simple living, which means using high-quality materials like Italian marble or natural stone only where they serve a purpose, not just to show off.

My approach to low-rise and villa design relies on three core principles:

  • Seamless Flow: I use floor-to-ceiling glass and open decks to erase the barrier between your living space and the outdoors. Whether you are in a mountain setting like Igatpuri or an urban plot, the house should feel like it belongs to the land.
  • Material Authenticity: I prefer natural materials that age gracefully. Wood and stone allow the building to connect with its environment, ensuring the architecture feels grounded rather than imposed.
  • Design Flexibility: I plan your villa with the future in mind. Even in residential projects, I integrate structural flexibility so that as your family grows or your needs change, the home remains adaptable and comfortable.

I treat every villa project as a collaboration. You won't be dealing with an anonymous team; I am the one walking the site and reviewing the layouts. From the initial site context analysis—where I map the sun path and wind direction—to the final selection of exterior finishes, I am personally involved. This ensures that the design DNA we lock in during our workshops translates exactly to the finished structure.

I am Reza Kabul. I approach every villa not just as a structure, but as a space meant to breathe with its surroundings. I believe you deserve to work with the principal architect, so I stay hands-on with my designs from day one.
