Legal Opinions & Title Searches
Before you sign an agreement of sale, I conduct a thorough 30-year document history check. This includes:
- Scrutinizing the flow of title to ensure clear ownership.
- Verifying Khata status (A-Khata vs. B-Khata) and DC conversion orders.
- Checking for encumbrances (Form 15/16) to ensure the property is free from mortgages or court attachments.
- Identifying potential inheritance issues through family tree examination.
Document Drafting & Registration
Once the title is clear, the documentation must be robust to protect you from future litigation. I handle the end-to-end drafting of sale deeds, gift deeds, and settlement deeds, including:
- Drafting indemnity clauses to shield you from future claims.
- Managing payment schedules and TDS compliance.
- Coordinating with the Sub-Registrar’s office for physical registration.
- Ensuring stamp duty and registration fees are calculated accurately based on guidance values.
