Scope of Verification
- 30-Year History Check: Detailed scrutiny of the flow of title tracing back up to 30 years (or available Mother Deeds) to establish clear ownership.
- Bangalore-Specific Compliance: Verification of Khata status (A-Khata vs. B-Khata), DC Conversion orders, and BBMP/BDA approval plan limits.
- Encumbrance Check: Review of Encumbrance Certificates (Form 15/16) to ensure the property is free from mortgages or court attachments.
