Buying or Selling Property?

Don’t overlook the sale deed registration rule. After you sign, you’ve got just four months to register, or your agreement loses all legal value. There’s a small extension window, but it costs extra—sometimes a lot. After eight months, registration isn’t possible at all. That’s it. Missing this can mean losing your money and even your claim.

Renting Out? Think Smart

If you’re a landlord, I usually recommend a leave and license agreement over a typical rent agreement. With leave and license, you don’t accidentally give up possession rights, which means getting your place back is way less messy if things go sideways.

Inheritance: Clearing Up Nominee Myths

Being named as a nominee doesn’t make you the owner after someone passes. The law treats a nominee like a caretaker. The real owners are the legal heirs—either named in a will or decided by succession laws. Mixing this up can spark nasty family fights.

Facing Demolition?

Authorities can’t just demolish your property out of nowhere. You’re entitled to a 15-day notice, a personal hearing, and proof that demolition’s the last option. The whole process has to be videographed, too. If they skip these steps, officials can be held responsible.
