- Complex Engineering: Coordination with structural engineers for specialized elements like cable-stayed porches (up to 32ft spans) and cantilevered balconies.
- Facade Detailing: Technical drawings for exterior glazing systems including spider glazing, curtain walls, and ACP cladding.
Fenestration & Hardscape
- Transitional Spaces: Design of deep recessed sills, shaded porches, and entrance foyers to enhance arrival experience.
- Pergola Integration: Detailed design of attached pergola walkways using mild steel (MS) or concrete for shading.
- Aesthetic Drainage: Concealed drain-out detailing to ensure rainwater does not impact facade aesthetics.
Regulatory & Site Support
- Sanction Drawings: Preparation of submission drawings for municipal approvals (liaisoning fees excluded).
- Construction Documentation: Full set of Good for Construction (GFC) drawings including center-line, masonry, lintel, and roof plans.
- Milestone Supervision: Periodic site checks at critical stages like plinth creation, roof casting, and finishing.
Corporate Office Interior Design & Styling
Conceptualization & Visualization
- Space Planning: Strategic zoning for reception areas, director cabins, boardrooms, and staff workstations based on hierarchy.
- 3D Renders: High-fidelity 3D views of key zones to visualize lighting effects and material warmth before execution.
- Material Curation: Selection of premium material palettes focusing on white undertones, warm wood veneers, and glass.
Detailed Technical Documentation
- Advanced Ceiling Plans: Complex detailing for gypsum false ceilings involving circular coves and multi-level drops with integrated lighting.
- Custom Joinery: Design drawings for bespoke reception desks, director tables, and storage units using veneer and laminate specifications.
- MEP Coordination: Integration of HVAC ducting, fire sprinklers, and electrical data cabling within the aesthetic design.
Execution Support
- Bill of Quantities (BOQ): Detailed material specifications including brand, thickness, and finish for accurate contractor tendering.
- Design Compliance: Fortnightly site visits by the architect to ensure the contractor delivers the intended design sophistication.
- Vendor Assistance: Guidance on selecting loose furniture, lighting fixtures, and art installations.
Industrial Campus Master Planning
Master Planning & Zoning
- Campus Layout: Optimized placement of production units, administrative blocks, and utility structures for workflow efficiency.
- Traffic Circulation: Segregated route planning for heavy logistics vehicles versus pedestrian and staff movement to ensure safety.
- Security Integration: Design of controlled entry/exit points and security cabins integrated into the campus aesthetic.
Industrial Landscape Architecture
- Hardscape Elements: Design of stone seating areas, granite display zones, and water features to soften the industrial environment.
- Pedestrian Spines: Covered walkways (pergolas) connecting the entry gate to the main admin block.
- Buffer Zones: Compound wall design using local stone and creation of green buffer plantations.
Ancillary Building Design
- Utility Blocks: Architectural design for canteens, staff quarters, and power stations.
- Staff Amenities: Design of gazebos or resting areas for staff welfare.
- Campus Visualization: Bird's eye view 3D renders showing the entire campus layout.
About Commercial & Industrial Architecture
We design spaces where people actually want to work. Since 1996, we’ve been all about keeping things simple and functional, but never boring. Our team’s worked on everything from massive industrial campuses to those tiny details that make a corporate office feel just right.
What We Do
- Handle projects of all sizes, from industrial campus master planning to single office interiors
- Mix practical layouts with a bit of drama - think cable-stayed porches, engineered glass, and buildings that actually stand out
- Plan out every inch, from the big picture down to the last door handle
How We Work
- Start with rough sketches and 3D models - that’s where the ideas get real
- Move to detailed technical drawings so nothing gets lost in translation
- Stick to a methodical process, but we’re not afraid to try something new if it fits the project
What You Get
- Cohesive campuses where everything just flows, not just a bunch of buildings thrown together
- Signature buildings that give your site an identity, not just a box to work in
- Corporate interior architecture that feels professional but still has warmth - we love mixing white tones with wood for that
We’re honest about what works and what doesn’t. If something’s not practical, we’ll say so. At the end of the day, we want your space to work for you, not just look good in photos.

My Story
Started OSSA in '96 - feels like a lifetime and a blink, both. Sridevi wrote a book about our journey, '2.9 Million Sft & building'. Launching it with our crew, family, friends - that hit different. We dropped the usual hierarchy early, just wanted good ideas from anywhere, anyone. Our team? Curious, honest, bit stubborn sometimes. We like learning on the go. Projects big or small, we just want to get it right.
My Work
Architecture & Interior Design - We do commercial, residential, industrial, and hospitality projects all over India - from big campuses to slick office interiors.
Integrated Building Design - Every building gets its own vibe, fits the place. We blend architecture and landscape, so nothing feels forced.
Context-Driven & Adaptive Planning - We tweak plans for each site - like split-level planning for slopes, so spaces feel natural and practical.
Contemporary & Material-Focused - We pick materials that work - engineered glass, ACP, tensile fabrics. Always aiming for a clean, modern look.
