Comprehensive Title Search & Due Diligence Report
Verification Scope
- Chain of Title Analysis: Tracing ownership history (typically past 13 to 30 years) to ensure the seller has a clear and marketable title.
- Government Record Check: Verification of Jamabandi (Record of Rights) and Mutation entries at the local Tehsil/revenue office.
- Encumbrance Check: Obtaining and verifying the Non-Encumbrance Certificate (EC) to ensure no existing mortgages or liens exist.
Litigation & Compliance
- Court Record Search: Screening local district courts and consumer forums for any pending stay orders or litigation involving the specific property.
