20ft Plug-and-Play Office Shell
Structure & Insulation
- Container Base: Refurbished ISO Standard 20ft x 8ft x 8.5ft weathered steel shipping container.
- Insulation: 50mm PUF or Rockwool framing on walls and ceiling for effective thermal control in Indian climates.
- Exterior: Anti-corrosive marine-grade primer with 2 coats of enamel paint in a single color.
- Roof: Original corrugated steel roof treated with additional waterproofing.
Interiors & Finishing
- Walls: Durable PVC/WPC interlocking wall panels with moisture resistance.
- Flooring: 1.5mm to 2mm vinyl planks installed over a 19mm marine ply base.
- Ceiling: Grid or PVC panel false ceiling maximizing height retention.
Doors, Windows & Electricals
- Glazing: 2 UPVC or powder-coated aluminum sliding windows (approx. 4ft x 3ft) with clear glass and mosquito mesh.
- Entry: 1 marine-grade insulated steel door with heavy-duty locking.
- Electricals: Concealed copper wiring, 4 to 6 LED downlights, power points (6A/16A), fan point, and main MCB box.
20ft Furnished Tiny Home (Ensuite)
Layout & Furniture
- Configuration: Open plan bedroom with a partitioned bathroom unit.
- Bedroom: Queen size engineered wood bed with storage, floor-to-ceiling laminate wardrobe (3ft to 4ft wide), and a floating side table.
- Pantry: Compact counter space featuring a stainless steel sink and under-counter cabinet.
Prefab Bathroom Unit
- Surfaces: Waterproof PVC/ACP wall paneling and epoxy coated or vinyl waterproof flooring.
- Sanitary Ware: Standard white western commode (EWC) and washbasin.
- Fittings: Chrome finish taps, health faucet, wall mixer/shower head, and complete CPVC internal piping.
Utilities & Climate
- Cooling: Copper piping and drainage point pre-installed for 1.5 Ton Split AC.
- Lighting: Ambient cove lighting in the bedroom plus standard LED downlights.
- Ventilation: Exhaust fan installed in the bathroom.
- Exterior: Custom paint with optional wooden-look bison board cladding accents.

- Dimensions: 40ft High Cube container offering 9.5ft height for superior vertical clearance compared to standard units.
- Zoning: Distinct areas for entrance/living, formal workspace, private bedroom partition, and utility block.
Premium Glazing & Entry
- Main Entrance: Double-leaf UPVC or Aluminum French doors with toughened glass.
- Windows: 3 to 4 large sliding windows distributed across zones with rear security grills.
Interior Fit-Outs
- Flooring: Heavy-duty vinyl plank flooring with a premium wooden texture.
- Walls: Premium PVC laminates or wallpaper finish on ply paneling.
