We see master planning as a way to make places that feel like home for generations, not just buildings. When we start, we always ask - how do we bring the vibe of Beverly Hills or Lake Como to Punjab, or any Indian city? Our thing is all about privacy, quiet, and creating spaces people actually want to live in, not just visit.
What Guides Us
- Mixing global luxury with desi roots is our jam. We love the challenge of making tier-2 cities feel world-class but still very local.
- We keep thinking, “Why don’t joint families stick together like before?” So, our 'Regal Punjabi Estate' concept brings that back - big palatial homes, shared lawns, spots for family get-togethers. Basically, tradition but with modern swag.
- Nature isn’t just a background for us - it’s a main character. We plan with water bodies, lush gardens, open lawns, and try not to mess with the greenery. Indoors and outdoors kinda melt into each other.
- We don’t buy the idea that luxury means waste. Our research team is always looking for new materials that are fancy but also eco-friendly. We actually think sustainability can make a place more classy.

My Story
We’re 23DC, started by Shiv Dada and Mohit Chawla. Our thing? Mixing the soul of old Punjabi homes with the kind of luxury you spot in Dubai Hills. Not just fancy looks, but spaces where families actually live and grow together. We’ve taken this vibe from Punjab to Delhi, Dubai, USA, and Australia. Getting into Architecture + Design’s Top 50 was cool, but what really drives us is making homes that feel like home—luxury with heart.
My Work
Ultra-Luxury Design Services - We do palatial villa architecture, modern estates, luxury office design, high-end jewellery stores, hotels, restaurants, and urban spaces.
Design Philosophy - Luxury means lifestyle. We mix classic elegance, wellness, privacy, natural light, and a strong indoor-outdoor flow. Sustainability is non-negotiable.
Remote Project Monitoring - Our 'everyday site visit' system uses daily site photos so we catch issues fast, even for global projects.
Our Approach - Less is more. No clichés. Each space—be it ancestral Punjabi home restoration or a bold office—tells its own story.
