### Eco-Resort & Farm Community Master Plan

Layout design for 5+ acre plots optimizing saleable area via natural slope analysis, storm water 'Nala' networks, and bio-fencing.

Typically ₹45-85K per acre (estimate)

#### Strategic Zoning & Land Use
* **Slope-Responsive Layout:** Derivation of plot lines based on natural contours to significantly reduce excavation (cut-and-fill) costs.
* **Area Optimization:** Strategic division of private plots (cottages/villas) versus community zones (clubhouses, farming zones) to maximize real estate value while maintaining green cover ratios.
* **Privacy Engineering:** Design of 'Green Fencing' strategies using bio-fences (shrubbery/trees) to replace expensive masonry compound walls.

#### Sustainable Infrastructure
* **Hydrological Planning:** Detailed marking of storm water drains ('Nalas') along natural slopes leading to man-made collection ponds for irrigation.
* **Permeable Road Network:** Layout of internal roads with specifications for cobblestones or grass pavers to ensure 100% groundwater recharge.
* **Waste Systems:** Capacity planning for natural wastewater treatment (Root Zone Treatment plants) and organic waste converters.

#### Landscape & Ecosystem
* **Afforestation Plan:** Selection of native tree species (Sandalwood, Teak, Mango) for long-term economic value and local biodiversity.
* **Micro-Climate Creation:** Orientation of clusters to utilize wind tunnels and shading to reduce ambient temperatures.

#### Visualization & Documentation
* **Master Plan Drawings:** 2D CAD layouts showing all zones, roads, and infrastructure lines.
* **3D Aerial Views:** High-quality computerized renders (3-5 views) showcasing the bird's eye view of the community.
* **Area Statements:** Detailed FSI (Floor Space Index) calculations and land-use percentage breakdown.

### Institutional & Commercial Campus Master Plan

High-density layout design focusing on passive cooling orientation, fire-safety compliant circulation, and interactive sensory hardscapes.

Typically ₹1.2-1.8L per acre (estimate)

#### Block Siting & Orientation
* **Climate Responsive Placement:** Positioning of academic and administrative blocks to optimize natural light and utilize wind fins or stack effects for passive cooling.
* **Future Expansion:** Flexible zoning layouts that allow for scalable growth of the institution or hub without disrupting existing operations.

#### Circulation & Safety
* **Segregated Traffic Flow:** Distinct movement plans for pedestrians and vehicles, including dedicated bus bays, drop-off zones, and security checkpoints.
* **Emergency Access:** Planning of fire tender access loops and emergency evacuation routes per safety norms.

#### Interactive Landscape & Hardscape
* **Sensory Zones:** Design of specialized external areas including tactile pathways, sand pits, and amphitheatres for interactive learning.
* **Material Specifications:** Recommendations for child-safe, non-toxic, and non-slip vernacular materials (mud plaster, stone) for external hardscapes.

#### Resource Management
* **Water Loop Design:** Planning for high-volume rainwater harvesting tanks and greywater recycling systems specifically for landscape irrigation.

#### Design Deliverables
* **Zoning Master Plan:** Color-coded layout plans distinguishing academic, sport, and service zones.
* **Conceptual Sections:** Site sections illustrating level differences, building heights, and their relationship with open spaces.
* **Experience Views:** Eye-level 3D perspectives of key interaction zones like courtyards and entrance plazas.

## About Sustainable Master Planning

### Vision & Values

Bringing together luxury and eco-consciousness is at the core of what I do. For me, sustainable master planning means shaping spaces that respect nature, boost the land's value, and make life better for everyone using them.

### Designing for People & Nature

I don't just design buildings - I create entire ecosystems. For community projects like Ekadanta, privacy and togetherness go hand in hand. Forget concrete walls, I use green fencing and big, open parks or clubhouses to build real connections between people.

When it comes to institutions, like the Urban Gurukul school, my focus is on spaces that let kids learn everywhere. Flexible layouts, courtyards, even sensory gardens - all meant to make learning hands-on and joyful.

### Systems That Work for the Long Run

Being self-sufficient is a must, especially in a city like Bangalore. I always plan for water independence by using rainwater harvesting, sloped land for natural flow, and permeable driveways to recharge groundwater. For waste, I see it as a resource - live mulch for plants or even biogas for cooking, depending on the project.

### Local Touch, Real Impact

Main aapse kahunga (I would say), using local materials and techniques isn't just tradition - it's smart. Earth from the site becomes building blocks, local stone and Mangalore tiles cut down on steel and cement. Passive cooling strategies keep things comfortable without running the AC all day. The result is a space that truly fits its climate and culture.

## Meet your expert

[Tropic Responses](https://mytribe.in/tropic_responses)

### My story

We kicked off Tropic Responses in 2011, ek simple idea tha—let’s make homes that belong to the tropics, not just sit on it. For me, architecture is all about using mitti (earth), local hands, and culture. Like at Ekadanta, we made bricks from the same land—Mumbai ka lime, Rajasthan ka wood, Kerala ka oxide. People say sustainable homes can’t be posh—challenge accepted! It’s about making luxury gentle on the earth. And ya, teaching young architects? Always a joy.

### My work

- **What We Do**: Architecture, interiors, climate-responsive design, bespoke furniture, landscape—residential and commercial. All eco-friendly, all custom.
- **Luxury Meets Sustainability**: We blend modern comforts with eco-conscious living—think climate-responsive architecture that doesn’t compromise on style.
- **Local Materials, Vernacular Vibe**: Walls from your own earth, natural ventilation design, roofs that feel like they grew there. Vernacular home design is our jam.
- **Collaboration All the Way**: We plan, we 3D render, we listen. Every choice—from layout to custom oxide flooring—is a team effort.
- **Details Make the Home**: Handcrafted furniture for eco homes, painted handles, unique tiles. Small touches, big soul.
